Overview

Our client is one of the fastest-growing purpose-built rental developers in Canada and is seeking a high-impact Vice President, Residential Operations to lead the next phase of portfolio growth across luxury high-rise residential assets in the GTA.

This is a rare opportunity for an established industry leader to join an entrepreneurial, highly ambitious ownership group with a rapidly expanding pipeline of institutional-quality rental developments. The organization currently has approximately 2,000 units in active and upcoming development, including landmark high-rise communities across Toronto, with significant additional growth planned over the next several years.

The successful candidate will oversee the residential platform across operations, leasing, and marketing, while helping shape the long-term strategy and execution of a best-in-class rental housing brand.

The mandate is simple: build the go-to rental company in Canada.

About the Opportunity

This role has been created as an immediate strategic hire to provide leadership across both new developments and stabilized assets while helping scale the residential operations platform alongside ownership.

Position Summary

The Vice President, Residential Operations will oversee three core pillars of the residential business:

  • Residential Operations
  • Leasing
  • Marketing
  • This individual will provide strategic leadership to the residential platform while also remaining close enough to the business to ensure flawless execution during critical lease-up and growth phases.

    The successful candidate will report directly to ownership and work closely with senior leadership to scale operations, build high-performing teams, and elevate the resident experience across the portfolio.

    Key Responsibilities

    Strategic Leadership

    • Lead and evolve the residential operating strategy across all assets
    • Drive portfolio performance across leasing velocity, occupancy, resident retention, NOI growth, and customer experience
    • Partner directly with ownership on growth strategy, operational planning, and future developments
    • Help position the organization as a market-leading rental housing platform in Canada

    Operations Oversight

    • Oversee day-to-day operations across new and legacy residential assets
    • Ensure operational consistency, process optimization, and service excellence across the portfolio
    • Support operational scalability as the portfolio rapidly expands
    • Build and mentor high-performing site and corporate teams

    Leasing & Marketing Leadership

    • Lead leasing strategy and execution for current and upcoming lease-ups
    • Oversee residential marketing initiatives, branding strategy, and campaign performance
    • Collaborate closely with leasing and marketing leadership to maximize traffic, conversion, and resident engagement
    • Provide leadership during high-profile development launches

    Team Leadership

    • Oversee senior residential leadership including operations, leasing, and marketing functions
    • Mentor and elevate an already strong but relatively young leadership team
    • Bring credibility, maturity, and industry expertise to the organization
    • Foster a culture of accountability, performance, collaboration, and professionalism

    The First 6–12 Months

    Key priorities will include:

    • Immediately stepping into the ongoing lease-up of one of their luxury towers
    • Supporting the launch preparation of several upcoming luxury towers
    • Establishing operational structure and leadership alignment across teams
    • Building scalable systems and processes to support portfolio growth
    • Acting as a strategic partner to ownership during a major expansion phase

    Ideal Profile

    The ideal candidate is an established residential operations executive currently operating at the VP level within a major owner/operator, developer, REIT, or institutional residential platform.

    This is not a developmental role.

    Our client is seeking someone who has already successfully led large-scale residential portfolios, managed high-profile lease-ups, and built strong operational teams within sophisticated rental housing environments.
