The Project Manager is responsible for the successful execution of the company’s construction projects. Primarily managing project scope, schedule & budget, while maintaining good communication with the customer. 

Responsibilities

  • Meet with the project estimator to review the budget for the project and prepare a detailed plan to allocate the funds by stage or by labor, materials and contingencies
  • Study and understand the contract documents to ensure that all customer and regulatory agency requirements are being followed
  • Using the approved project estimate, prepare scope and scheduling documents for use in the field
  • Prepare, submit and secure the required permits prior to commencing field work
  • Prepares a project timeline to show when each stage must be completed if the final deadline is to be met
  • Coordinate project kick-off with customer and BelVan project team
  • Communicate daily with the Site Supervisor to ensure that the scope, schedule and project budgets are being adhered to
  • Consult with architects, engineers and other technical workers to make sure that design intentions are met & all required professional inspections are arranged in a timely manner
  • Source and procure sub-contracts & PO’s with sub-contractors and suppliers
  • Review and approve all supplier and subtrade invoices (initial review is by the Site Supervisor)
  • Identify all scope/schedule changes and prepare change orders (utilizing the Estimator) for submission to and approval by the customer
  • Prepare subcontract and supplier change orders as required
  • Initiate (with Bookkeeping) regular progress invoices and send to customer
  • Prepare progress updates to the customer on a regular basis

  • Commercial construction experience (ideally on interior tenant improvement type projects)
