Regional Vice President, Operations

Location: Remote – Canada (with regular regional travel)

Position Overview

The Regional Vice President, Operations is a senior field leadership role responsible for driving operational performance, revenue growth, and employee engagement across a multi-market self-storage portfolio. This leader will oversee District Managers, serve as a key connector between field operations and home office teams, and partner closely with executive leadership to optimize operating income, control expenses, and scale best-in-class operational practices.

This role is ideal for an experienced, hands-on operations leader who thrives in multi-site environments, brings strong financial and people leadership capabilities, and can translate strategy into consistent field execution.

Key Responsibilities

Regional Leadership & Field Operations

  • Lead, coach, and develop regional District Managers, providing ongoing feedback and performance management to elevate leadership effectiveness
  • Ensure strong, consistent communication between field operations teams and corporate departments (Operations, Finance, Marketing, HR, Training)
  • Drive a culture of employee engagement, accountability, sales excellence, and customer service across all facilities
  • Conduct regular property visits to ensure compliance with operational standards, policies, and performance expectations

Financial Performance & Budget Management

  • Own oversight of controllable expenses to maximize operating income across the regional portfolio
  • Manage and monitor payroll budgets across multiple markets, including cross-border operations
  • Partner with the COO and EVP of Operations to prepare and manage:
  • Property operating budgets
  • Capital expenditure budgets
  • Operational reviews and performance reporting
  • Expense analysis and variance reporting
  • Use data and analytics to identify inefficiencies and implement corrective actions

Revenue Growth & Strategic Initiatives

  • Develop and execute innovative strategies to increase occupancy, rental activity, and revenue growth
  • Partner with Marketing to support regional marketing plans, ensure effective execution, and evaluate impact on performance
  • Collaborate with District Managers on field-level initiatives that expand customer reach, improve conversion, and reinforce brand value
  • Stay current on market trends and competitive dynamics to identify opportunities for expansion and performance improvement

Talent, Training & Organizational Development

  • Partner with District Managers on hiring, retention, and staffing strategies across field operations
  • Work closely with the Training team to design and roll out training programs for new initiatives, systems, and operational standards
  • Support the development of future leaders through coaching, succession planning, and performance feedback

Qualifications & Experience

  • Minimum 8+ years of experience in multi-site operations leadership within retail, consumer services, or related environments; must have self-storage experience.
  • Demonstrated success leading and inspiring large, geographically dispersed teams
  • Proven experience with budget development, financial planning, and operational performance management
  • Strong understanding of operational KPIs, expense control, and revenue optimization
  • Ability to implement structure, streamline processes, and scale operations in fast-growing environments
  • Excellent analytical, decision-making, and problem-solving skills
  • Strong communication and leadership presence, with experience partnering at the executive level
  • Bachelor’s degree in Business, Management, or a related field required; MBA or Master’s degree a plus
  • Willingness and ability to travel regularly across assigned markets
