About the Role:

Fitzrovia is seeking to hire a Project Manager, Capital Projects, to join our team for a 12-month contract. This position is responsible for leading the planning, execution, and closeout of capital projects across Fitzrovia’s portfolio. This role manages projects from early planning through construction and turnover, ensuring delivery is aligned with budget, schedule, quality standards, and operational requirements. The Project Manager works cross-functionally with Design, Construction, Facilities Management, Property Management, Leasing, and external consultants and contractors.

This posting is for an existing vacancy. The salary range for this position is $90,000 – $110,000, based on skills and experience. Key Responsibilities:

Project Planning & Execution:

  • Lead the planning, execution, and closeout of capital projects across residential, commercial, and office assets, ensuring delivery aligns with approved scope, budget, schedule, quality standards, and contractual obligations (COs).
  • Develop project plans, schedules, procurement strategies, and contract scopes, and manage tendering, IFC documentation, RFIs, SIs, and CO processes.
  • Conduct site audits and progress reviews to verify scope, quality, compliance, and adherence to contract terms.

Commercial, Corporate & Office Buildouts:

  • Manage commercial and corporate office buildouts, including TI, landlord work, and base-building coordination.
  • Coordinate with Leasing, AM, FM, and end users to align contracted scopes with business and occupancy requirements.
  • Deliver projects within occupied environments while minimizing operational disruption and managing contractor performance.

Residential Capital Projects:

  • Deliver residential capital initiatives including suite renovations, common area upgrades, amenities, and life-cycle replacements.
  • Coordinate resident communication and operational planning with PM and FM teams while ensuring contractor compliance with contractual requirements.

Budget & Cost Management:

  • Develop, manage, and report on project budgets, forecasts, and cost variances.
  • Review and administer contracts, COs, pricing, and progress draws within Yardi / other defined system, working closely with Finance and Accounting to ensure accuracy and cost control.

Stakeholder & Consultant Management:

  • Act as the primary point of contact for internal stakeholders, consultants, and contractors.
  • Lead coordination meetings and manage consultant and contractor agreements, ensuring accountability, performance, and alignment with Fitzrovia standards.

Risk, Quality & Compliance

  • Identify and mitigate project risks related to cost, schedule, quality, safety, operations, and contractual exposure.
  • Ensure compliance with applicable building codes, safety standards, regulatory requirements, and contract documentation.

Documentation & Reporting:

  • Maintain complete and accurate project documentation, including contracts, amendments, CO logs, budgets, and closeout materials within Yardi / other defined system.
  • Prepare and distribute regular progress reports and support project closeout and turnover to Ops.

Qualifications and Experience:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, Business Administration, or a related field is preferred; equivalent experience will be considered.
  • 3–5 years of progressive experience managing capital projects within residential, commercial, or mixed-use environments.
  • Demonstrated experience delivering commercial, corporate, or office buildouts, including tenant improvements and occupied-building work.
  • Strong technical understanding of construction processes, building systems, and project controls.
  • Proven ability to manage multiple projects simultaneously while balancing competing priorities.
  • Experience managing budgets, contracts, change orders, and consultant teams.
  • Strong communication, organization, and problem-solving skills.
