Our client, a well-established General Contractor based on Vancouver Island with decades of experience delivering institutional and civic projects, is seeking a Project Manager to lead major hard bid projects across healthcare and municipal sectors.
Key Responsibilities:
- Lead full-cycle delivery of stipulated sum (hard bid) projects valued between $20M–$100M+, with accountability for schedule, budget, and overall execution.
- Manage contract administration under CCDC 2, 5A, and 5B, including change management, progress claims, RFIs, shop drawings, and closeout documentation.
- Develop and maintain detailed construction schedules in collaboration with the Superintendent, proactively managing risk and driving performance.
- Own project financials including budgeting, forecasting, cost control, and monthly reporting.
- Lead coordination with consultants, municipalities, health authorities, and trade partners to ensure seamless project delivery.
- Oversee work in operational environments, ensuring strict adherence to infection control protocols, clinical adjacency planning, medical equipment coordination, and regulatory standards (CSA, NFPA, local health authorities).
- Support preconstruction, tendering, and estimating efforts, contributing to competitive, well-scoped submissions.
- Provide leadership and mentorship to Project Coordinators and junior team members.
- Maintain high standards for safety, quality, and compliance in regulated institutional environments.
Ideal Candidate Requirements:
- Minimum 5–10 years of experience as a Project Manager with a General Contractor, leading projects in a hard bid / stipulated sum environment.
- Demonstrated track record of successfully delivering large-scale projects as the responsible PM.
- Significant hospital, medical facility, or healthcare experience is strongly preferred. Experience with civic facilities such as firehalls, police stations, courthouses, or other municipal buildings is also highly valued.
- Proven experience working within operational facilities, including commissioning and handover in regulated environments.
- Experience delivering projects in the $20M–$100M+ range.
- Exposure to Design-Build, IPD, or Progressive Design-Build delivery models is considered a strong asset.
- Post-secondary education in Construction Management, Civil Engineering, Architecture, or a related field.
- Strong contract management, financial oversight, and scheduling expertise.
- Excellent leadership, communication, and stakeholder management skills.
