Position Overview
We are seeking an experienced and dedicated Condominium Manager to join our growing team. The ideal candidate will oversee a portfolio of residential condominium corporations and be responsible for all aspects of property management, governance, financial oversight, maintenance coordination, and client relations.

Key Responsibilities
- Act as the primary liaison between the Board of Directors, owners, contractors, and service providers.
- Manage the day-to-day operations of assigned condominium properties, including maintenance, budgeting, and owner communications.
- Prepare and present monthly management reports, annual budgets, and reserve fund forecasts.
- Coordinate Board meetings, AGMs, and owner communications, including drafting notices, minutes, and meeting packages.
- Ensure full compliance with the Condominium Act, 1998, CMSA, 2015, CAO, and CMRAO requirements.
- Oversee maintenance projects, vendor contracts, and tendering processes, ensuring cost efficiency and quality assurance.
- Manage owner service requests, by-law enforcement, and insurance claims in a professional and timely manner.
- Maintain accurate records, financial documents, and correspondence through company systems (e.g., SharePoint, QuickBooks, Power Automate).
Qualifications
- Licensed Condominium Manager (General Licence) in good standing with the CMRAO (required).
- Minimum 3 years of experience managing residential condominium corporations in Ontario.
- Strong knowledge of the Condominium Act, 1998, O. Reg. 48/01, and related legislation.
- Proven experience preparing and managing operating and reserve fund budgets.
- Excellent communication, organization, and time-management skills.
- Proficiency with Microsoft 365 (Outlook, Excel, Word, Teams, SharePoint).
- Ability to work independently and multi-task across multiple sites.
- Access to a vehicle and valid driver’s license (required).
