High-Rise Residential Development | Downtown Toronto (In-Office)

Are you a Development Manager of Associate who has successfully delivered at least one full development project and is ready to take on a new challenge as Development Manager with greater ownership and accountability?

Our client is an established, well-capitalized real estate developer with a strong track record of delivering high-rise multi-family rental and condominium communities across the GTA. With a robust pipeline of projects in planning and active development, they are seeking a motivated, hands-on Development Manager to join their downtown Toronto office.

This is an ideal step-up opportunity for a collaborative self-starter who is ready to lead projects end-to-end, take initiative, and play a key role in shaping complex urban developments.

The Opportunity

Working closely with senior leadership, you will take ownership of projects across the full development lifecycle — through approvals, design coordination, and construction readiness. You will lead rezoning and municipal processes, manage consultant teams, and drive timelines, budgets, and outcomes.

This role suits someone who is proactive, highly organized, a strong communicator, and confident managing multiple stakeholders while keeping projects moving forward.

Key Responsibilities

  • Lead rezoning and entitlement processes from initiation through final approvals
  • Manage OPA, ZBA, Site Plan Approval, minor variance, and related municipal applications
  • Own day-to-day consultant coordination (planning, architects, civil, traffic, environmental, legal, etc.)
  • Prepare and manage development schedules, budgets, and critical milestones
  • Liaise directly with municipalities, agencies, and community stakeholders
  • Support acquisition due diligence, underwriting, and feasibility analysis
  • Assist with financing, proformas, and development reporting
  • Collaborate cross-functionally with construction, finance, and asset management teams
  • Identify risks early, propose solutions, and proactively drive execution

What You Bring

  • Experience in real estate development and planning
  • Experience running or materially leading at least one project through the full approvals cycle
  • Strong understanding of urban planning policy, entitlements, and high-rise residential development
  • Excellent project management and consultant leadership skills
  • Strong planning, organization, and prioritization abilities
  • Financial literacy and comfort reviewing proformas and budgets
  • Confident communicator with strong stakeholder management skills
  • Collaborative mindset with a self-starting, ownership-driven approach
