Your New Role

As Senior Property Manager (Residential), you will report directly to the Director, Residential Property Management and be responsible for the financial and operational performance of a ~500-unit residential portfolio located in Vancouver. This is a high-quality portfolio that will provide an excellent professional challenge and include some assets that will be entering lease-up in the coming months.

This is a senior, hands-on leadership role overseeing multiple buildings and on-site teams. You will lead day-to-day operations, support and mentor building staff, and work closely with leasing, accounting, and senior leadership to ensure smooth onboarding of new assets and consistent performance across stabilized properties.

Key responsibilities include preparing and managing annual operating and capital budgets, forecasting, AR/AP oversight, and delivering clear monthly financial reporting to ownership. You will conduct regular property and unit inspections, ensure compliance with company standards and the BC Residential Tenancy Act, and proactively address operational, maintenance, and resident-related matters.

You will also play a key role in client communication, participating in regular meetings and contributing to longer-term planning, capital initiatives, and portfolio strategy. In the current market environment, the role places strong emphasis on resident experience, retention, and disciplined execution.

What Sets You Apart

You are a licensed Rental Property Manager with senior-level residential property management experience, ideally overseeing multi-building portfolios. You bring strong financial acumen, confidence in managing budgets and reporting, and a practical understanding of both stabilized assets and new-build lease-up environments.

You are an organized, steady leader who balances operational detail with big-picture thinking. You build credibility quickly with on-site teams, tenants, ownership, and external partners. You are comfortable navigating change, managing competing priorities, and making sound decisions in a dynamic rental market.

Experience with property management systems such as Yardi is an asset. A valid driver’s license and flexibility to respond to after-hours matters as required are essential.
