Senior Analyst – Development & Investment
On behalf of our client, we are seeking an intermediate to senior-level Investments & Development Analyst to join their Real Estate Development & Transactions team, reporting to the Director.
The successful candidate will be a highly motivated team player, with a passion for real estate development and investments. This individual will be able to work in a dynamic, fast-paced environment and collaborate effectively with internal and external stakeholders. The ideal candidate will bring a strong analytical skill set, exceptional attention to detail, advanced knowledge of Excel, and a keen attitude to roll up their sleeves and learn.
The total package for this role is around $100,000 – $135,000 based on industry experience and exposure, which includes base salary, RRSPs, and a bonus, with extensive medical benefits and continuing education benefits on top. Our clientis an advocate for equity and diversity, recognizing the importance of leadership engagement within its framework.
Responsibilities
- Build, review, and maintain dynamic financial models to evaluate new developments, acquisitions, land dispositions, lease structures, and strategic scenarios across the real estate and land portfolio.
- Develop and review pro forma models and conduct financial analyses, scenario testing, sensitivity analysis, and return metrics (e.g., IRR, NPV, MOIC, yield, payback) to evaluate investment opportunities, project feasibility, internal decision-making, etc.
- Support project underwriting, including analysis of revenue assumptions, operating costs, financing terms, and tax implications.
- Prepare project-level and portfolio-level financial forecasts, variance reports, and funding draw schedules.
- Assess new investment proposals and evaluate opportunities across their land portfolio.
- Assist in the development of benchmarking dashboards and key performance indicators to track project financial performance.
- Translate complex financial data into clear, visual outputs for executive presentations and board reporting.
- Prepare scenario testing, variance analysis, and forecasts for internal dashboards, quarterly reporting, and strategic plans.
- Conduct research on market trends, comparables, and external benchmarks to inform assumptions and strategic positioning.
- Support valuations, acquisitions, lease structuring, and capital project financing in collaboration with internal and external stakeholders, including legal counsel and development consultants.
- Maintain internal databases for lease comparables, cost metrics, and capital assumptions; monitor and analyze key real estate performance indicators such as housing prices, rental rates, absorption, vacancy, cap rates, and construction costs.
- Perform detailed lease analysis and assist with abstraction of commercial and residential lease terms into financial projections.
- Contribute to the continuous improvement of the investment strategy and financial decision-making.
- Prepare internal business cases and board presentations with robust financial analysis.
- Contribute to annual and multi-year capital budgeting processes and long-range financial planning.
Qualifications
- Undergraduate degree preferably in Commerce, Real Estate, Finance, Economics, or Accounting.
- Ideally 3+ years of experience in a real estate investments, development analysis, or finance role within a real estate development or investments firm.
- Progress toward CFA, CPA, or other professional designation is an asset.
- Strong foundation in real estate finance, including IRR, NPV, MOIC, leverage, DSCR, amortization, cap rates, and capital stack analysis.
- Familiarity with institutional capital planning, CMHC financing programs, development charges, and real estate tax structures is a strong asset.
- Demonstrated interest in urban development or institutional real estate development.
- Strong computer skills with knowledge of Excel required.
- Exceptional attention to detail with proven ability to think logically and problem-solve effectively.
- Superior communication skills, both written and verbal with a successful track record in working with internal and external teams.
- Confident presentation and persuasion skills; able to interact directly with senior management.
- Collaborative attitude with the capacity and willingness to manage multiple tasks.
- Demonstrated ability to work efficiently, dealing with changes and interruptions while maintaining deadlines.
- Proven self-starter with the ability to work independently as well as part of a team.
