About the Role: We are seeking an experienced Project Manager to lead residential wood-frame multifamily and townhome projects from pre-construction through construction completion.
Reporting to the Vice President of Construction and Development, the Project Manager will take full ownership of construction budgeting, scheduling, procurement, trade coordination, and cost control. This role is focused on construction execution and delivery, working closely with internal leadership, consultants, and construction partners to ensure projects are delivered on time and within budget.
Head office located in Richmond, BC.
Responsibilities:
- Lead detailed construction budgeting and cost planning during due diligence and pre-construction phases.
- Review consultant drawings for constructability, coordination gaps, and scope completeness.
- Develop, maintain, and actively manage detailed construction schedules, including critical path tracking.
- Lead trade procurement, tendering, scope leveling, and subcontractor selection.
- Negotiate and manage trade contracts and change orders.
- Maintain accurate monthly cost reports and forecast final project costs.
- Monitor contingency exposure and proactively manage financial risk.
- Review and approve subcontractor progress claims and ensure proper cost coding.
- Lead value engineering initiatives and identify cost-saving opportunities.
- Coordinate consultants through IFC documentation and construction phases.
- Manage RFI, SI, and site coordination processes.
- Lead construction meetings and resolve site, sequencing, and coordination issues.
- Monitor construction progress and enforce milestone adherence.
- Identify schedule and budget risks early and implement mitigation strategies.
- Support Development team on construction-related municipal conditions and compliance matters.
- Oversee project close-out, deficiencies, and turnover documentation.
Qualifications:
- Bachelor’s degree or diploma in Construction Management, Engineering, Architecture, or related field preferred.
- Minimum 7 years of experience delivering 4-6 storey wood-frame multifamily residential projects.
- Strong General Contractor background preferred.
- Demonstrated experience managing projects from procurement through completion.
- Strong understanding of Div 1-16 scopes and trade sequencing.
- Proven ability to manage budgets, cost forecasting, and schedule control.
- Proficiency in Bluebeam, MS Office, Excel, and scheduling software (MS Project or equivalent).
- Thorough understanding of BC Building Code and Metro Vancouver municipal processes.
- Strong leadership, communication, and organizational skills.
- Ability to manage multiple consultants, trades, and competing priorities in a fast-paced environment.
